Notes
The combat ring being built at this level is arguably the best of them all, if a free-for-all is what you want. It is flexible, insofar as all weapons and armour are allowed into the ring, and it is a multi-combat zone. It also safe in that death in the ring results in the victim respawning elsewhere in the house, usually just outside the ring, having lost none of their items. Earlier and later ones all have restrictions upon various types of weaponry.
The teak drawers allow for unlimited free changes of shoe, hand, sleeve and torso type.
In the costume room, the carved oak wardrobe will allow storage of two sets of mage robes or armour. The exceptions are blue or black wizard robes, which cannot be hung up here. If you prefer to buy it from the Grand Exchange as a flatpacked item, it will be listed as 'carved oak mw'.

Notes
Most items can be placed upon the wooden table and the mahogany dining table, when not in building mode, but this abides by the same rule as dropping them on the floor. After a while, all items will disappear. Similarly, if you leave your house, the items will automatically disappear. If trying to place something on a table in a house belonging to a friend, a warning message will ask you if you are sure for this very reason, especially as a house owner could kick you out.
Up to eight people can sit on the benches around the mahogany dining table. This use doesn't change, though the later dining table and benches became increasingly more elegant and expensive.
If the house owner has hired a servant, then this individual may be asked to serve guests. (S)he will make their way around those seated at the dining table, enquiring as to whether they wish to receive the refreshment on offer. If so, it will appear on the table in front of them.

The costs account for buying six candles from the shop in Catherby for 3gp each. However, in the ground floor of the Watchtower, just behind Yanille, there is a candle respawn, which might save you 18gp.
Having torches or candles does have a direct effect on the amount of prayer xp given, when using bones to pray at the altar. At this point though, the quality of these does not matter in the same way that they will at level 61. Steel candlesticks, when lit, will provide the same altar boost as steel or wooden torches.
Assuming that you have a teak altar, then ensuring that torches or candles are built and lit will provide 210% extra prayer xp.
The bed cannot be slept in, however, two bedrooms with beds in them are required before the house-owner can hire a servant.

Notes
The dartboard provides range experience and somewhere for friends to compete at throwing things, in the same way as the hoop and stick that it replaces. However, the missiles are not included, so players need to bring their own darts (the smithed kind). Further details are available in the Games Book in your bookcase.
A mahogany prize chest can be added to the Games Room. Up to 1,500gp can be added to it as a prize for the winner of any of the activities in there, though this can only be competed for if the owner of the house initiates the game. The winner will receive a key which opens the chest.
The extra weapons rack provides unlimited numbers of red and blue boxing gloves, wooden shields and swords and pugel sticks.
The elemental sphere allows anyone using it the chance to change the alignment of staffs and battlestaffs. For example, an air staff may be transformed into a fire staff.
The oak cape rack, in the costume room, will hold one of any of your capes, with the exception of Fremennik, highwayman, Canifis or gnome capes; also skillcapes and quest point capes cannot be stored yet.
This level is the first where gold leaf is a material requirement. Though Construction workers may have thought this to be an expensive skill beforehand, the need for gold leaves, marble blocks and, eventually, magic stones from hereon mean that prices will soon steeply escalate.
With this in mind, it might be worth pausing at this level to take a long, hard look at the design of your house. Pulling it down and starting again will be a lot less expensive now than it would be in the future.
Design points to keep in mind:
- What do you/will you use most in your house? These rooms should be close to the entrance/exit portal. Favorites include: portal chambers, if the house will be fundamentally a teleport terminal; chapel, if the house will be used for training prayer (later there will be a chance to recoup a very small percentage of Construction costs by opening your gilded altar to the public); workshop, if there is a likelihood of training Construction by mass producing furniture for sale or otherwise; and the study, if the house will be used for mass producing teletabs.
- Accessibility. Is it easy to move around your house? Are there any points where you are building yourself into creating 'dead' space?
- Future rooms. The Throne Room, and its Oubliette, does require a ground floor position. Have you factored this in?

You can now build a Formal Garden for 75,000gp.
The Armour Stand is the item of furniture most often anticipated and sought for by Barrows adventurers. Anyone can use it, as long as they have access to the house.
As well as fixing arrows, staves and swords, as did its predecessors, the Armour Stand also repairs Barrows armour potentially more cheaply than using the alternative help of Bob, Tindel, Dunstan or the Squire. How much money is saved is dependent upon the player's smithing level, with the costs almost halved with level 99 Smithing. To use it, simply bring the decayed armour and some money to the workshop and select to repair it at the Armour Stand.
The tool store 5 provides an inexhaustible supply of rakes, spades, trowels, seed dibbers and watering cans. It appears alongside earlier tool stores, which do not need to be removed to accommodate this.
In the bedroom, the teak clock actually keeps real world time, though only the minutes, with the hours denoted by the word 'rune'. For example, quarter to the hour would be 'quarter to rune'.
In order to persuade the Herald to sell you a portrait of the Miscellanians, it is necessary to have completed 'The Throne of Miscellania'. The portraits are purely decorative.

The teak shelves 1 provide an inexhaustible supply of kettles, teapots, cups, beer glasses, cake tins, bowls, pie dishes and pots. The tea from them causes a temporary boost of two Construction levels.
The gilded decorations offer no practical use, but they look pretty. In all honesty, they do not look very different to the teak decorations.
For men, there are now eight beard types and four hairstyles, while for women there are nine hairstyles, all available with the fancy teak dresser.
The swordfish is a rare random catch, which may occur while fishing in the ordinary way for swordfish. The Taxidermist in Canifis will stuff it for 2500gp.
The quality of the altar does have a direct effect on the amount of prayer xp given, when using bones to pray at the altar. The better the item, the higher the xp, therefore it is worth always building the highest level possible, if you are planning to use this for training prayer.
Assuming that you have two torches/candles built and lit, a cloth covered altar will provide 225% extra prayer xp.

The attack stone is used in competitions between any number of people, who take it in turns to hit it. There is an automatic announcement of the name of the person who shatters it. This version is slightly harder to destroy than its clay predecessor. The Hangman game produces a Runescape related word for players to puzzle over. Letters, then words, are guessed by the player right-clicking on the game, but if they are wrong, a dummy edges closer towards being hanged. Further details are available in the Games Book in your bookcase.
The lunar globe is purely decorative. The icon consecrates your chapel, dedicating it to your chosen god.

The oak thrones can be sat upon by two players. Though there are two spaces for twin thrones, only one needs to be built, as the other magically appears beside it.
The mahogany altar can be used to recharge prayer. Bones can be used on it for extra prayer experience than would be gained by simply burying them. Check the prayer chart for more information. The incense burners need to be lit, and therefore built, to add to the prayer bonus.
The bed cannot be slept in, however, two bedrooms with beds in them are required before the house-owner can hire a servant.
The posh bell-pull is used to summon the servant, if one has been hired. This is useful as, though the servant will always remain on the same floor as the house owner, (s)he does move around and can be sometimes difficult to locate in a large house. It's function is no different to the preceding bell-pull, it just looks more... well, posh.
In the costume room, the teak wardrobe will allow storage of three sets of mage robes or armour. The exceptions are blue or black wizard robes, which cannot be hung up here.

The teak fancy dress box allows the storage of four items from the costume box list.
The bench with vice doesn't not require the steel-framed bench to be removed first, as this is an upgrade. Just click on it and select 'upgrade', whilst in building mode, with the necessary materials in your inventory.
The bench with vice allows the builder to create flatpacked items up to level 80 Construction. Furniture made in this way can be carried outside of the house and traded, though not everything can be flatpacked. As the workbench can be used without building mode being switched on, this is the location where the 'assist' system may be used. Anyone can use this workbench, as long as they have access to the house. For more information about flatpacks, see the notes at level 17.

If you have stairs in your Skill Hall, Quest Hall and/or Dungeon, deduct the supplies and costs for the opulent rugs there, as they will not be needed. However, if you have a servant, there will be a second bedroom which will have a rug hotspot.
The portals may be directed to one of seven locations, supplying a permanent link between your house and this destination. Clicking on the teleport focus will produce the options for directing them. The required runes are listed here. If the creation of the mahogany portal is an upgrade from teak, then no runes are needed. Once the portal holder has been removed and rebuilt, the portals themselves will magically reappear.
The chapel's mahogany burners need to be lit, and therefore built, to add to the prayer bonus.
In the oubliette, the spikes and oak cage are both there to entrap and injure falling victims. The cage has a door, those lock can be picked for escape. NB Anyone killed in the oubliette or dungeon will respawn outside the entrance portal with all of their belongings intact.
The landscapes are purely decorative.

The Study's Crystal of Power can be used to change elemental staffs and battlestaffs, as well as mystic staves. For example, use an air staff on it and a menu pops up with the option to change it to fire, earth or water.
The banner easel, in the workshop, can be used to paint steel or rune full helms and kiteshields, plus now a banner, with family crest colors Anyone can do this, using your pluming stand, though it should be noted that painted items become untradeable.
Before colors can be painted, those requiring to do so first need to visit Sir Renitee, aka the herald in Falador. He will research your family history and provide the information for free, however, if you wish to belong to another family, he will change his mind for 500gp. Non-familial colors may be painted after visiting the herald under certain circumstances, for example, being skulled after a run to the Abyss will result in a skull design. The teak thrones can be sat upon by two players. Though there are two spaces for twin thrones, only one needs to be built, as the other magically appears beside it.
The teak shelves 2 provide an inexhaustible supply of kettles, teapots, cups, beer glasses, cake tins, bowls, pie dishes, pots and chefs hats. The tea from them causes a temporary boost of three Construction levels.
The staircase may now be upgraded to the spiral staircase. However, extreme caution should be applied when removing staircases. There have been many reports of players permanently losing whole floors, including all rooms and furniture, because access to them has been temporarily removed. To be safe, always ensure that there is a secondary access, ie another staircase or ladder elsewhere in the house, before removing staircases. For further information, see the notes at level 78.
Each level requires its section of the spiral staircase to be separately created. Once one section is built, climbing it will prompt a message asking if you would like to build a spiral staircase leading to the room above. This rather curious state of affairs means that each room has a spiral staircase leading, presumably, halfway to its ceiling.
The Teak Eagle lectern provides the facility to create teletabs: enchant sapphire and Varrock, Falador, Lumbridge, Camelot, Ardougne, Watchtower and House teleports. The Teak Demon lectern provides the facility to create teletabs: enchant sapphire, emerald, ruby, diamond, dragonstone or onyx, Varrock teleports, bones to bananas and bones to peaches.

When the Throne Room lever is pulled, all players standing on the floor space become trapped in the steel cage. The lever, if right-clicked, also allows the owner to switch the whole house into Challenge Mode or PVP Challenge Mode. This causes all the monsters in the dungeon to start attacking players down there, as well as allowing players to attack each other. The ladder and its trapdoor allow more a dignified access to the oubliette below.
The teak toy box will hold every item from the list under 'toy box'. These are basically things gained from holiday events.
The celestial globe is purely decorative.

The costs account for buying four candles from the shop in Catherby for 3gp each. However, in the ground floor of the Watchtower, just behind Yanille, there is a candle respawn, which might save you 12gp.
Up to eight people can sit on the benches around the opulent dining table.
Most items can be placed upon the dining table, when not in building mode, but this abides by the same rule as dropping them on the floor. After a while, all items will disappear. Similarly, if you leave your house, the items will automatically disappear. If trying to place something on a table in a house belonging to a friend, a warning message will ask you if you are sure for this very reason, especially as a house owner could kick you out.
If the house owner has hired a servant, then this individual may be asked to serve guests. (S)he will make their way around those seated at the dining table, enquiring as to whether they wish to receive the refreshment on offer. If so, it will appear on the table in front of them.
The mahogany cape rack, in the costume room, will hold any of your capes, with the exception of Fremennik, highwayman, Canifis or gnome capes. Five skillcapes or quest point cape may now also be stored.
In the dungeon, the decorative blood and candles are purely decorative. The spike trap, however, will injure anyone walking over it.

You can now build a Treasure Room for 250,000gp
Finally, you can build one of the gems of a player-owned house, the gilded altar. This is the main attraction when players open their houses, usually with an advertisement on the official forums. It is against the rules to demand payment for use of a house's facilities, but many players state on their posts that they will accept donations. The unbalanced trade restrictions mean that this is unlikely to reimburse skillers for their massive outlay thus far, as it may have done in the past. Nonetheless, some players still do it and it remains a brilliant method for raising prayer levels.
The mahogany wardrobe allows a free change of default shoes, sleeves, torso, leg and/or hand type, along with a change of torso color, for any player with access to the house.

Once a player has reached the Treasure Room, they can be attacked by a level 82 demon. The prize, of up to 1,500gp, may be placed in the wooden crate. Five minutes must elapse before another 1,500gp can be added to this.

The bench with lathe doesn't not require the bench with vice to be removed first, as this is an upgrade. Just click on it and select 'upgrade', whilst in building mode, with the necessary materials in your inventory.
The bench with lathe allows the builder to create all flatpacked items. Furniture made in this way can be carried outside of the house and traded, though not everything can be flatpacked. As the workbench can be used without building mode being switched on, this is the location where the 'assist' system may be used. Anyone can use this workbench, as long as they have access to the house. For more information about flatpacks, see the notes at level 17.
In the games room, the magical balance allows for a magic-based competitions between an unlimited number of players, with an automatic announcement of the winner. In the costume room, the mahogany wardrobe will allow storage of five sets of mage robes or armour. The exceptions are blue or black wizard robes, which cannot be hung up here.
Meanwhile, in the Skill Hall, a conversation can be held with a stuffed head, while the map is purely decorative. In order to obtain a stuffed head, you must first have the slayer level to kill the monster. The head itself is an extremely rare drop. If you are lucky enough to find one, visit the Taxidermist in Canifis and pay for it to be stuffed.
Once free of the cage, the hapless players caught in your dungeon will be beset by the hobgoblin. Combat level makes no difference to the propensity of these be aggressive towards anyone.
The lever, if right-clicked, also allows the owner to switch the whole house into Challenge Mode or PVP Challenge Mode. This causes all the monsters in the dungeon to start attacking players down there, as well as allowing players to attack each other. The ladder and its trapdoor allow more a dignified access to the oubliette below.
The Throne Room trapdoor and the ladder below leading into the Oubliette appear to be intrinsically linked, but only when built or removed from above. Be sure to read this before you update your trapdoor, in order to save yourself panic and planks.
Right-clicking to remove the Throne Room's trapdoor will provide the option of remove-room trapdoor (ie the Oubliette) or simply removing the trapdoor. Selecting the latter will cause the frightening message that appears to imply that the room below may disappear.
Those with a secondary access point, like escape stairs elsewhere in the dungeon, will be relieved to discover that the room still remains, albeit now minus its ladder to the Throne Room. Though the ladder and trapdoor are built separately, removing the trapdoor above appears to also remove the ladder below. The Construction skiller would be forgiven for rebuilding the ladder on the assumption that a joint removal should equate a joint rebuilding. It doesn't.
After the ladder is rebuilt, attempting to climb them will be thwarted by the fact that there is no access in the room above! (Remember that all that you had done to cause this was to remove the trapdoor...)
The confused player returns upstairs to discover that the hotspot there is exactly as it had been left.
Once built, then all is well, however it has now used ten teak planks instead of the anticipated five. There is, however, a way around this. If the player ignores all warnings about lost Oubliettes and just builds the trapdoor, then miraculously the ladder is unaffected and no more building needs to take place.
In short, ignore scary messages about loss of access and just make your trapdoor as expected. The Oubliette does remain and the new trapdoor creates a new ladder too.

The portals may be directed to one of seven locations, supplying a permanent link between your house and this destination. Clicking on the teleport focus will produce the options for directing them. The required runes are listed here. If the creation of the marble portal is an upgrade from mahogany, then no runes are needed. Once the portal holder has been removed and rebuilt, the portals themselves will magically reappear.
The Scrying Pool allows anyone activating it to see, in real time, what is happening at the teleport area accessed by each portal in that room.
The mahogany fancy dress box allows the storage of everything on the costume box list.
In the oubliette, the spiked cage has an even stronger door, those progressively more tricky lock can be picked for escape. In the corridors outside, the tangle vine will trap, hold and injure players. NB Anyone killed in the oubliette or dungeon will respawn outside the entrance portal with all of their belongings intact.
Once a player has reached the Treasure Room, they can be attacked by a level 85 kalphite soldier.

The archery target provides range experience and somewhere for friends to compete at throwing things, in the same way as the previous ranging games. Notes
The staircase may now be upgraded to the expensively posh marble spiral staircase. However, extreme caution should be applied when removing staircases. There have been many reports of players permanently losing whole floors, including all rooms and furniture, because access to them has been temporarily removed. To be safe, always ensure that there is a secondary access, ie another staircase or ladder elsewhere in the house, before removing staircases. For further information, see the notes at level 78.
Each level requires its section of the marble spiral staircase to be separately created. Once one section is built, climbing it will prompt a message asking if you would like to build a spiral staircase leading to the room above. This rather curious state of affairs means that each room has a spiral staircase leading, presumably, halfway to its ceiling.

You get a room allocation at this level. Your house may now contain 30 rooms.
The magical cape rack, in the costume room, will hold any of your capes, with the exception of Fremennik, highwayman, Canifis or gnome capes. All skillcapes or quest point cape may now also be stored.
The Demonic thrones can be sat upon by two players. Though there are two spaces for twin thrones, only one needs to be built, as the other magically appears beside it. This is a huge relief to just about all high level Construction workers, as this throne represents the most expensive item of furniture in the house.
Skill Cape
Congratulations on achieving your skill cape. For Construction, this can be bought from any Estate Agent. It costs 99,000gp.
Along with the cape, you also have the ability to "Operate" it and perform an emote.
